Project Overview

At Steradian ESD Consultants, we recently worked on the sustainable design of a townhouse development at Lot 6801-6808. This project involved creating functional, environmentally conscious designs for multiple detached dwellings while meeting council approval requirements through the Built Environment Sustainability Scorecard (BESS). To achieve this, we provided a comprehensive SDA report and prepared preliminary NaTHERs certificates to support the development’s compliance with sustainability standards.

This project came with unique challenges. Unlike typical townhouses, each dwelling in this development was fully detached and lacked shared walls. This design required careful consideration of thermal efficiency and energy performance to meet compliance standards. Additionally, the irregular shape of the development block made it impossible to include north-facing living rooms, a common feature in energy-efficient homes. To address these challenges, we implemented innovative solutions that ensured both comfort and sustainability.

Our energy efficiency strategies included the use of double glazing to improve thermal performance and reduce heat loss. We also incorporated external shading to minimize overheating and enhance energy savings. For water management, we equipped each dwelling with an individual 2,000L water tank, reducing reliance on mains water and contributing to overall sustainability.

By providing the required SDA report and leveraging preliminary NaTHERs certificates, we successfully achieved council approval for this unique development. The final design balanced functionality, sustainability, and compliance, ensuring a high-quality living environment for future residents.
